Preparing to sell? What do you need to consider fixing, or doing a make-over on, to obtain the highest return?

This is the question everyone asks.  A general clean & repair is the starting point.

Most estate agents will tell you to leave property updates  to the next owner. They want to sell your property straight away, & get their commission, even if the sale price will be lower than you would obtain by investing in a few updates.

We have found that a well presented property can re-coup a sale price 5% - 10% higher than a real estate agent first considered. We note that the real estate company L. J. Hooker repeatedly publish that the majority of their agents report a 10% increase on sale price for a well presented property.

 

Consider what return you can get for updating some items. We will be presenting some ideas in our weekly Blogs. Firstly, clean, clean & clean is a big must. No one wants to buy a dirty house. Consider a quick update of your kitchen, bathroom & laundry. We will be presenting ideas for these areas in our blogs.

Repair small items, & expect that larger repair items may need to be disclosed to a potential buyer. Some lending authorities require that a house has a Building Inspection Report undertaken. It is a very good idea for you to commission & pay for this, so that you know what it will say.  Some vendors are very disappointed when a Building Report scares away a purchaser. Often the momentum of the sale campaign is also lost.

Research what has sold in your area, & compare the level of presentation with that of your property. Then consider your buyer demographic profile. Buyers with families usually want a functional house with low maintenance.  They want to see secure fencing, good storage & a well maintained garden.
