Ballarat Sale Ready Tip #7 Freshen up your external colour scheme.

Preparing your house for sale ?  You may like to freshen up the front façade by changing the trim colours.

If you don’t want to paint the whole house, changing the trim colours can help to freshen up the look. If you are not sure about the colour choices, start by taking a photo of the front of your house, including the colour of the roof. Unless you are going to paint the roof, we will assume that the roof colour is retained.

A useful article is: https://www.dulux.com.au/inspiration/popular-outside-schemes

Next, look at the existing external wall colour.   If you want to change the colour, consider a colour that will sit well against the roof. Does the roof colour ‘anchor’ the  colour scheme, or does the external wall colour ‘anchor’ the colour scheme?

Say you have a roof that is Colorbond ‘Jasper’.  You will want to keep the walls lighter. See photo; roof is Colorbond ‘Jasper’, walls are slightly lighter, Dulux ‘Kalgan Brown’. The fascia boards, are Bristol ‘Cotton Canvas’. & verandah posts are Haymes ‘Arizona Landscape’. The window frames are Dulux “Whisper White”.  The front door & decking boards are stained timber.

In this situation, the window frames & lacework are the light areas, & the walls are a strong contrast to these.

A current trend is the white on white house look.  If this is what you want to achieve, then there may be an item that becomes important to highlight. Don’t make the colour too bright. For example, a front door on an all white house will stand out. If it is bright blue or red tones, it will really jump out. You may be better considering a soft green colour.

If you want the Black & white look, consider using a ‘liquorice’ black, with a bit of green in it, rather than a solid dense black.

If you have a more modern house, again, look at the colour of the roof, gutters, & downpipes. If walls are a brickwork, then you will probably be leaving those as they are, but changing the areas such as featured wall areas, & rendered areas.

We can offer a ‘walk & talk’ consultancy that will point out the deal breakers that potential purchasers may consider. For details, see our web-site “Property Styling” services section.
